LAUFEN PODS for a redisential building in the Netherlands

For Zirro and Schouls in Leiden, LAUFEN PODs provide an efficient, high-quality and standardised bathroom solution for 780 apartments.

Zirro and Schouls is a large-scale residential development in Leiden, the Netherlands, comprising two apartment buildings with 780 homes. Developed by Ten Brinke, Zirro includes 358 apartments and Schouls 422. The homes offer a mix of social, mid-market and private-sector rental housing.

For the bathrooms, the project uses LAUFEN PODs, with 1,140 bathroom and toilet PODs supplied across the development. The complete modules are produced off-site and delivered ready to be installed, making it possible to carry out much of the work away from the construction site.

This approach is particularly suited to a project of this scale. While construction continues on site, the bathrooms can be produced and finished in parallel under controlled conditions. Once delivered, the PODs are integrated directly into the buildings, reducing installation work and simplifying coordination on site.

A complete LAUFEN bathroom solution

Across the different bathroom and toilet PODs, a selection of LAUFEN collections brings a consistent design language to the development. The PODs come equipped with LAUFEN PRO toilets, LUA washbasins, LANI furniture, INEO installation systems and flush plates, and FRAME 25 mirrors, depending on the type of bathroom or toilet module.

The bathrooms and toilets are fully fitted off-site before the PODs arrive at the construction site. This allows each module to be completed and checked in a controlled environment, ready to be installed as part of the building process.

For Zirro and Schouls, this approach combines the efficiency of prefabrication with a consistent level of quality and finish across the development.

From industrial site to urban district

Zirro and Schouls forms part of the wider Lammenschansdriehoek development in Leiden, where a former industrial area is being transformed into a new urban district for living, working and recreation.

Construction began at the end of 2024, with completion scheduled for 2027. The project shows how prefabrication can play an important role in large-scale residential construction, from the production of individual bathroom modules to their integration on site.
